Cancellation policy

Clear conditions, bookings you can trust

At Rebed we want a transparent experience for guests and owners. Each property can choose its policy, and these conditions are shown before you confirm the booking.

If the property cancels, you get 100% of what you paid back.

How to read these policies

Refund percentages depend on the number of days left until arrival. The “Plus” versions keep the same refund scheme, but the remaining balance is paid before arrival (7, 15 or 30 days before, depending on the policy). Rebed sends an email reminder to the guest and the owner a few days before the deadline; payment is made directly to the property.

Booking fees and non-refundable extras are not refunded if you cancel. The policy percentage applies to the rest.

What is refunded if you cancel

Some amounts of the booking are never refunded when the guest cancels. They are marked as “non-refundable” before you confirm the booking.

Non-refundable amounts

  • Booking fees (€6 per booking), when the property applies them. They cover processing the booking and the payment.
  • Non-refundable extras you have booked, for example a cleaning already scheduled or products bought for your stay.

How the refund is calculated

  1. Non-refundable amounts are deducted first from what you have paid.
  2. The policy percentage is applied to the rest, depending on the days left until arrival.
  3. If it is the property that cancels, 100% of what you paid is refunded, booking fees included.
Example: you have paid €306 (€300 for the stay + €6 booking fee) under the Flexible policy and cancel 20 days before arrival. The €6 booking fee is kept and 50% of the remaining €300 is refunded: you get €150.

General conditions

Common rules

  • The policy shown and accepted at the time of booking always prevails.
  • If a property does not show a specific policy, Rebed will apply the system’s default policy in force.
  • Days are counted up to the arrival date of the booking.
  • If the property cancels, 100% of what you paid is always refunded.
  • The refund is not automatic: it is made by the property owner (not Rebed), using the same payment method, within a maximum of 10 days from the cancellation.

Common cases

  • Early departure: nights not used are normally not refunded.
  • Fewer guests after booking: the property decides whether an adjustment or refund applies.
  • Force majeure: reviewed case by case according to the applicable law and the documents provided.

How to cancel or change a booking

To ensure traceability and speed, cancellations or changes must be handled through Rebed’s official channels and/or the system linked to your account.

Guests

  • Go to your user area and find the booking.
  • Request the cancellation according to the conditions shown on the property page.
  • Before confirming you will see the exact amount that will be refunded.
  • The owner will make the refund within a maximum of 10 days.
  • You will receive the cancellation confirmation by email.

Owners

  • Choose the policy that suits your strategy and seasonality.
  • Consider “Plus” in high seasons to secure cash in advance. Rebed reminds the guest and you by email about the remaining payment; once you collect it, mark it as paid in Bookings.
  • If you cancel a booking, the guest receives 100% of what they paid, including booking fees and non-refundable extras.
